Overview

In 2023, Arden Logistics Parks purchased the Hardy Industrial Portfolio, a Class-B, multi-tenant flex/industrial park with 34 buildings in three locations within Houston’s North Submarket. After making cosmetic and management upgrades and working with the City to improve the neighborhood, the company was looking to re-tenant and fully lease the portfolio.

Our team’s two primary objectives:

  • Reposition and bring awareness to the asset amongst potential small business tenants and brokers who work in the small industrial space.
  • Increase leasing activity to improve occupancy from 70% to fully leased with a more desirable tenant mix as leases expired.

Idea Hall developed a strong and cohesive brand for North Park 34 including logo, tagline “The Address of Opportunity”, a comprehensive style guide, video production, and website design and development.

Once ready to go-to-market, we promoted North Park 34 to local small businesses and educated the target audience on the asset’s benefits. Idea Hall did this by planning and executing a digital marketing strategy aiming to leverage online platforms to reach and engage with the target audience effectively. Digital channels included search engine optimization, targeted keyword identification, and paid advertising to name a few.

The results showed 74.9K total YouTube video views, 41 prospect leads received in 90 days, 27,188 Google search ads impressions, and 10.13% click through rate (4% higher than the goal).
